Price offer for various stages of log home construction and finishing including materials, transportation and installation

We would like to inform you that the following division is intended to make it easier to specify the scope of work that we perform in subsequent stages during the construction and finishing of log houses. This division is, of course, not “rigid” and it is possible to perform stage II +, for example, stairs and partial finishing of the first floor (works included in the scope of work of stage III). We strive to be flexible and meet the requirements, needs and tastes of our unique customers.

WHERE DOES THE PRICE DISCREPANCY – THE “PRICE RANGE” – COME FROM?

The price of 1 m2 of floor area of a wooden house is influenced by, among other things:

  • type of wood for making floors(oak, spruce, floor panel)
  • type and shape of wooden stairs and type of wood
  • the number of interior doors
  • place of installation
  • area of the house (larger house = lower price per sqm)
  • architecture and construction of the house
  • type of roofing
  • type, number and size of window and door woodwork
  • standard of internal wall finishing(see Technology of wooden house construction)

Price depends on the architecture of the building, construction and selected materials.
For installation in Poland from 900,00 PLN per 1m2 of floor space.
For installation outside Poland – requires individual cost estimate.

All of the works included in Open structural stage:

  1. External walls made of fir or spruce – rectangular or half-rounded log with the thickness of 12 cm and the height of 18 cm with double tongue-and-groove joint
  2. Shouldered joints in the corners of the building made in stromal locking technology
  3. Logs of external walls connected to each other over the entire height by galvanized bolts with diameter of 12 mm
  4. Permeable vapour membrane on all external walls
  5. Air passage with the tickness of 2 cm
  6. Fiberglass mesh closing the air passage
  7. Timber studs of external walls fixed to logs at the distance of 70 cm each, with the thickness of 7 cm and the height of 15 cm (structural element and grill for finish attachment in the next part of works inside the house)
  8. Implementation of the roof structure with permeable vapour membrane, execution in order from the outside:
    • counter-battens with the thickness of 6cm and the height of 3 cm
    • permeable vapour membrane
    • rafters with the thickness of 7.5 cm and the height of 18 cm and other structural elements of the roof truss
  9. Ceiling supporting joists spaced at the distance of 60 to 70 cm, with the thickness of 12 cm and the height of 12cm visible from the ground floor and other structural floor elements
  10. Ceiling supporting joists released outside the wall at about 85 cm; ends finished with hand-crafted pattern
  11. Unilateral cover of the floor with 4-sided machined boards with a thickness of 2.5 cm and a width of 3 different sizes, connected together by single tongue-and-groove joint
  12. Rubbing and seasoning timber for a period of approx. 1 year
  13. Brewing and drying timber in drying rooms to obtain the humidity in between 6 and 18 %
  14. The gable walls, knee walls, dormers and bay windows also made from timber logs.
  15. In case of porch presence – the execusion of porch roof structure:
    • roof trusses
    • full boarding of the roof surface over the porch
    • visible rafters finished with hand-crafted patterns
    • timber rectangural posts with dimensions of 18 x 18 cm or naturally round posts with a diameter of 25 cm
    • assembled on the finished concrete foundation or spot footing
  1. In case of balcony presence – the execusion of balcony structure:
    • supporting joists with dimensions of 12 x 20 cm
    • board with a thickness of 2.5 cm with single tongue-and-groove joint mounted on the joists
    • timber rectangural posts with dimensions of 18 x 18 cm or naturally round posts with a diameter of 25 cm
    • assembled on the finished concrete foundation or spot footing
  2. In case of terrace presence – the execusion of covered terrace structure:
    • protected roof trusses
    • visible rafters finished with hand-crafted patterns
    • timber rectangural posts with dimensions of 18 x 18 cm or naturally round posts with a diameter of 25 cm
    • assembled on the finished concrete foundation or spot footing
  3. Impregnation of the whole timber used in the production with approved means of SIGMA company, which protect wood against fungi, molds, pests and harmful effects of atmospheric conditions:
    • Sigma impregnation agent “Drewnolit” in the color selected by the investor (a choice of 8 colors palette); application method – by brush coating
    • The impregnation agents Tytan NW, Fobos M4 (roof trusses, ceiling supporting joists, internal wall posts); application method – by immersion
  4. After completion of assembling all of the structural elements on site, all of the elements that run a risk of influence atmospheric mediums are DOUBLE coated with the use of SIGMA lacquers (a choice of 8 colors palette) which were prepared based on synthetic resins with properly chosen density, viscosity and are immune to timber work and exfoliation
  5. 4-sided machining of entire timber used during the production except for patches and counter-battens
  6. Grinding of all timber elements used in manufacture
  7. Cutting out openings for installation of window and door joinery
  8. Adapting brick house projects to technology of timber log house or executing of an individual project (4 copies)
  9. Assembly of the house on finished foundations
  10. Horizontal insulation of the foundations
  11. Anchoring the building to its foundations
  12. Transport to the installation site
  13. Accommodation of the workers
  14. Catering for the workers

  2. Shouldered joints in the corners of the building made in stromal locking technology
  3. Logs of external walls connected to each other over the entire height by galvanized bolts with diameter of 12 mm
  4. Permeable vapour membrane on all external walls
  5. Air passage with the tickness of 2 cm

      • timber board with a thickness of 2.5 cm and a width of 3 different sizes, connected together by single tongue-and-groove joint assembled horizontally
      • timber board – half rounded imitation of the log with the thickness of 6 cm and the height of 18 cm
  9. Internal walls:
    • the posts with the section of 5 x 10 cm mounted to the floor and ceiling by aluminium profile, forming the armature of internal walls, inside the walls filled with mineral wool a thickness of 5 cm – soundproofing
    • finish of the ground floor and attic rooms to choose from:
      • timber board – rectangular imitation of the log with the the thickness of 3.5 cm and the height of 18 cm
      • plasterboard assembled to plywood 12 mm thick
      • timber board with a thickness of 2.5 cm and a width of 3 different sizes, connected together by single tongue-and-groove joint assembled horizontally
      • timber board – half rounded imitation of the log with the thickness of 6 cm and the height of 18 cm
  10. A wooden floor on the ground floor:
    • insulation foil (on top of the concrete screed)
    • timber joists with section of 7 x 10 cm
    • styrofoam with the thickness of 10 cm between the joists
    • proper flooring – to choose from: boards of a fir or spruce with the thickness of 3 cm connected together with a single tongue-and-groove joint, oak planks Panmar
  11. A wooden floor on the attic:
    • 4-sided machined boards with a thickness of 2.5 cm and a width of 3 different sizes, connected together by single tongue-and-groove joint assembled directly to ceiling supporting joists
    • insulation foil
    • timber joists with section of 10 x 5 cm fixed on acoustic tape
    • mineral wool with the thickness of 5 cm between the joists
    • proper flooring – to choose from: boards of a fir or spruce with the thickness of 3 cm connected together with a single tongue-and-groove joint, oak planks Panmar; plywood 22 mm thick in bathrooms

Prices apply to houses built of logs with a floor area of more than 110 m2, not including covered terraces, balconies and side canopies.
At the client’s request, we optionally perform foundations, chimneys, internal installations and a number of other additional works such as laying tiles, stone, etc. for an additional fee.

Payments

Depends on the type of our works, total price of the contract and fixed time of the realization, amount of the first portion is 10 to 30% of the total price.

Open structural stage

  • 10% – 30% – 7 days after signing the contract. In case of 10% payment, the remaining 20% before starting the assembly of the house on the finished foundations.
  • 55% – 7 days after bringing the whole structure on site and starting the assembly of the house
  • 15% – after completion of all the works named in appendix 1 to the contract

  • 10% – after completion of all the works named in appendix 1 to the contract
