Division of works listed below is intended to help you to understand the specification of works in particular stages. This division is not stiff and can be changed. It is possible for example to mix stage II with stairs and partial finish of ground floor (works included in stage III).
We make every endeavour to meet the needs, requirements and tastes of our clients.
Where Discrepancy of the prices is coming from? Price of one square meter of the usable area depends on: Price of one square meter of the usable area depends on:
- size of the house, the bigger is house the lesser is price for one square meter
- architecture and design of the house
- the type of roofing material
- the type, quantity and size of window and door joinery
- finish of the internal walls (see into section Production technology for the Timber log houses)
- type of wood for the implementation of floors (oak, spruce, floor panel)
- type and shape of the wooden stairs and type of timber used for their production
- number of the internal doors
- assembly place
Price spreads
Below we present price spreads for the timber log houses according to the stage of execution.
I. Open structural stage
The price discrepancy depends on all of the works specified below and total up:
For assembly in Poland from 900 PLN (polish zloty) for 1m2 usable area:
For assembly in other countries - require individual evaluation
All of the works included in Finish stage:
- External walls made of fir or spruce - rectangular or half-rounded log with the thickness of 12 cm and the height of 18 cm with double tongue-and-groove joint
- Shouldered joints in the corners of the building made in stromal locking technology
- Logs of external walls connected to each other over the entire height by galvanized bolts with diameter of 12 mm
- Permeable vapour membrane on all external walls
- Air passage with the tickness of 2 cm
- Fiberglass mesh closing the air passage
- Timber studs of external walls fixed to logs at the distance of 70 cm each, with the thickness of 7 cm and the height of 15 cm (structural element and grill for finish attachment in the next part of works inside the house)
- Implementation of the roof structure with permeable vapour membrane, execution in order from the outside:
- counter-battens with the thickness of 6cm and the height of 3 cm
- permeable vapour membrane
- rafters with the thickness of 7.5 cm and the height of 18 cm and other structural elements of the roof truss
- Ceiling supporting joists spaced at the distance of 60 to 70 cm, with the thickness of 12 cm and the height of 12cm visible from the ground floor and other structural floor elements
- Ceiling supporting joists released outside the wall at about 85 cm; ends finished with hand-crafted pattern
- Unilateral cover of the floor with 4-sided machined boards with a thickness of 2.5 cm and a width of 3 different sizes, connected together by single tongue-and-groove joint
- Rubbing and seasoning timber for a period of approx. 1 year
- Brewing and drying timber in drying rooms to obtain the humidity in between 6 and 18 %
- The gable walls, knee walls, dormers and bay windows also made from timber logs.
- In case of porch presence - the execusion of porch roof structure:
- roof trusses
- full boarding of the roof surface over the porch
- visible rafters finished with hand-crafted patterns
- timber rectangural posts with dimensions of 18 x 18 cm or naturally round posts with a diameter of 25 cm
- assembled on the finished concrete foundation or spot footing
- In case of balcony presence - the execusion of balcony structure:
- supporting joists with dimensions of 12 x 20 cm
- board with a thickness of 2.5 cm with single tongue-and-groove joint mounted on the joists
- timber rectangural posts with dimensions of 18 x 18 cm or naturally round posts with a diameter of 25 cm
- assembled on the finished concrete foundation or spot footing
- In case of terrace presence - the execusion of covered terrace structure:
- protected roof trusses
- visible rafters finished with hand-crafted patterns
- timber rectangural posts with dimensions of 18 x 18 cm or naturally round posts with a diameter of 25 cm
- assembled on the finished concrete foundation or spot footing
- Impregnation of the whole timber used in the production with approved means of SIGMA company, which protect wood against fungi, molds, pests and harmful effects of atmospheric conditions:
- Sigma impregnation agent “Drewnolit” in the color selected by the investor (a choice of 8 colors palette); application method – by brush coating
- The impregnation agents Tytan NW, Fobos M4 (roof trusses, ceiling supporting joists, internal wall posts); application method – by immersion
- After completion of assembling all of the structural elements on site, all of the elements that run a risk of influence atmospheric mediums are DOUBLE coated with the use of SIGMA lacquers (a choice of 8 colors palette) which were prepared based on synthetic resins with properly chosen density, viscosity and are immune to timber work and exfoliation
- 4-sided machining of entire timber used during the production except for patches and counter-battens
- Grinding of all timber elements used in manufacture
- Cutting out openings for installation of window and door joinery
- Adapting brick house projects to technology of timber log house or executing of an individual project (4 copies)
- Assembly of the house on finished foundations
- Horizontal insulation of the foundations
- Anchoring the building to its foundations
- Transport to the installation site
- Accommodation of the workers
- Catering for the workers
In case of some timber log houses with usable area up to 110 m2, prices can exceed upper value about 20%.
Optional on request for an additional fee we make foundations, chimneys, internal installations and a number of other additional works such as tile laying, stone laying, etc...
II. Closed structural stage
The price discrepancy depends on all of the works specified below and total up:

All of the works included in Closed structural stage:
- External walls made of fir or spruce - rectangular or half-rounded log with the thickness of 12 cm and the height of 18 cm with double tongue-and-groove joint
- Shouldered joints in the corners of the building made in stromal locking technology
- Logs of external walls connected to each other over the entire height by galvanized bolts with diameter of 12 mm
- Permeable vapour membrane on all external walls
- Air passage with the tickness of 2 cm
- Fiberglass mesh closing the air passage
- Timber studs of external walls fixed to logs at the distance of 70 cm each, with the thickness of 7 cm and the height of 15 cm (structural element and grill for finish attachment in the next part of works inside the house)
- The posts with the section of 5 x 10 cm mounted to the floor and ceiling by aluminium profile, forming the armature of internal walls
- Roof covering – layers going from the outside:
- at choice: metal tile, imitation of wooden shingles, ceramic tile, asphalt shingles

Payments
Depends on the type of our works, total price of the contract and fixed time of the realization, amount of the first portion is 10 to 30% of the total price.
OPTION I - be effective for Open structural stage
- 10% - 30% - 7 days after signing the contract. In case of 10% payment, the remaining 20% before starting the assembly of the house on the finished foundations.
- 55% - 7 days after bringing the whole structure on site and starting the assembly of the house
- 15% - after completion of all the works named in appendix 1 to the contract
OPTION II - be effective for Closed structural stage
- 10% - 30% - 7 days after signing the contract. In case of 10% payment, the remaining 20% before starting the assembly of the house on the finished foundations.
- 45% - 7 days after bringing the whole structure on site and starting the assembly of the house
- 15% - after completion of Open structural stage
- 10% - after completion of all the works named in appendix 1 to the contract
OPTION III - be effective for Finish stage
- 10% - 30% - 7 days after signing the contract. In case of 10% payment, the remaining 20% before starting the assembly of the house on the finished foundations.
- 35% - 7 days after bringing the whole structure on site and starting the assembly of the house
- 20% - 7 days after completion of Closed structural stage
- 8% - 7 days after bringing all the materials on site which will be used for finishing works
- 7% - after completion of all the works named in appendix 1 to the contract
